Our Design + Build method

From idea to keys. One contract, one point of contact.

Five steps, from feasibility to commissioning. We hold the price and deadline commitment for the entire project: design, execution, handover, warranties. The feasibility visit involves a symbolic contribution, deductible upon signing — terms are specified during the initial call.

Internal ISO 19650 tools (BIM, shared CDE). While the Loi MOP framework (esquisse / APS / APD / PRO-DCE / ACT / DET / AOR) remains a public market reference, for private projects we operate under Architecteurs contracts adapted for Design + Build.

Five stages, written for you (not for us)

How a Xiléades project unfolds, from your side of the desk. These are not the technical phases (sketch, design development, permit...) — these are what you live through, week by week. The technical details are below, for those who want to dig.

01 · Pre-show · 2 to 6 weeks

We understand, you understand

The decoder, Hélène or Alexis replying in person (phone, short video call, or voice note — your choice), the first meeting. You present your project; we share our reading. By the end, you know whether we're going forward together — or not.

02 · Signing · One day

A printed log, not an email

When you sign, you receive a printed booklet in person (or by courier): team, milestones, contacts, glossary, contract inside. It's the first physical object of the project — so it starts in your mind, not in your inbox.

03 · Build · 3 to 18 months

A 90-second video, every Friday

You can't be on site, and that's normal. Every Friday, Alexis films and sends a vertical video: where we are, what we did this week, the thing that deserves your attention, what's next, honest status. No music. No filter. No app.

04 · Handover · One day

We hand over the keys — properly

Not an email with the technical file. A ceremony: photographer, USB with the full video archive, space staged, plants, fresh bread. You walk into your home for the first time — we want that to be the closing photo you keep.

05 · Afterlife · Over 3 years

We come back

Visit at 1 year, visit at 3 years. We look at how the place aged, what works, what we'd do differently. Small gift. No commitment expected from you — it's our standard.

Step 01 · Feasibility

Site visit, feasibility study, binding pre-budget.

Indicative duration: 2 to 3 weeks

What we deliver

  • · Dedicated site visit (terms specified during the first call)
  • · Feasibility note: program, administrative constraints, timelines
  • · Realistic pre-budget, consistent with your envelope
  • · Contract proposal (preliminary study or direct Design + Build)

What we expect from you

A written brief, your budget envelope, and the building's history.

Step 02 · Design

Schematic then detailed design, up to the price commitment.

Indicative duration: 8 to 14 weeks

What we deliver

  • · Volumes, plans, facades, structural principles
  • · Shared BIM model (LOD 300, ISO 19650)
  • · Finalized PRO-level plans + descriptive notice (client deliverables at end of design phase)
  • · Estimate by trade and Design + Build price commitment

What we expect from you

Validation at each milestone and arbitration on proposed options.

Step 03 · Permits & Tendering

DP, PC, DAAERP: we file, we consult contractors, we contract.

Indicative duration: 3 to 5 months (including processing)

What we deliver

  • · Permit application file (PC, DP, DAAERP / AT-ERP) — filed after signing the construction contract
  • · Contractor consultation: internal DCE (CCTP + execution plans + schedule) sent only to consulted firms
  • · Contracts signed with selected companies
  • · Single project insurance policy activated

What we expect from you

Availability for potential discussions with the instructor or ABF.

Step 04 · Build / Construction

A single point of contact, price and deadline contractually committed.

Indicative duration: 6 to 18 months depending on program

What we deliver

  • · Weekly site meetings, minutes sent within 48h
  • · Consolidated monthly price / schedule tracking
  • · Integrated multi-trade coordination
  • · Client site visits at each draw request

What we expect from you

Occasional presence at key milestones and validation of any amendments.

Step 05 · Delivery & Commissioning

OPR, utility connections, commissioning, snag list resolution, GPA.

Indicative duration: Handover + 1-year GPA

What we deliver

  • · OPR followed by signed handover certificate
  • · Fluids commissioning, equipment, regulatory checks
  • · Dossier des Ouvrages Exécutés (DOE) delivered
  • · 1-year GPA tracking + decennial / biennial warranty activation
