Four guarantees that protect you,
from start to finish.

Fixed contractual price, committed deadline, decennale, and the unique Architecteurs® moral guarantee — detailed below, with no hidden clauses.

Guaranteed fixed price

The price contractually committed to upon signing the Design + Build contract is final, unless an amendment is signed by you.

No hidden extra costs during construction: the price committed to at the end of the design phase is fixed, contractual, and enforceable. The only reasons for change are (1) a written amendment for a program modification, (2) an unforeseeable technical contingency (soils, undetected networks) costed transparently, or (3) the BT01 indexation provided for in the contract. These mechanisms are strictly defined and cannot be applied unilaterally.

Contractual deadline

The delivery deadline is contractually committed with late penalties paid to you in case of delays caused by us.

The handover date agreed in the contract is met. In case of delay attributable to Xiléades (site organization, contractor coordination), contractual penalties apply at our expense. The only legitimate reasons for extension are weather conditions as defined by the Labor Code, force majeure, and program modifications requested by you.

Décennale + biennale + perfect completion

Perfect completion guarantee (1 year), biennale (2 years on dissociable equipment), decennale (10 years on the structure and indissociable works).

Our single site insurance policy covers everything: decennale professional liability, damage-to-work insurance if you mandate us to subscribe on your behalf, and legal contractual guarantees. You no longer need to coordinate multiple insurers: one single contact, one single policy, one single liability.

Architecteurs® cooperative moral guarantee

In the event of a Xiléades failure, the Architecteurs® cooperative guarantees the continuity of your project.

This is unique in France: Xiléades is a member of the SCOP Architecteurs®, which brings together ~50 design-build firms. In the event of a major industrial accident (failure of our structure), the cooperative organizes the takeover by a fellow member. This enforceable moral and structural guarantee is supplemented by a mutualized financial guarantee.

Trois jalons, trois contrats distincts.

Avant tout engagement de travaux, la relation se formalise en trois temps clairement séparés. Nos contrats s'appuient sur des modèles éprouvés, mutualisés depuis plus de quarante ans au sein de la coopérative Architecteurs.

  1. 01 — Visite de faisabilité

    Prix : 300 € HTDurée : Une demi-journée

    Premier rendez-vous engageant qui ancre la collaboration et finance le temps d'analyse initial. À ce stade, un simple devis et un compte-rendu écrit suffisent. Le montant est intégralement déduit à la signature du Contrat d'Étude Préliminaire.

  2. 02 — Contrat d'Étude Préliminaire (CEP)

    Prix : Sur devisDurée : 8 à 14 semaines

    Contrat de vente préalable signé après la visite de faisabilité. Couvre les missions de faisabilité approfondie, conception sommaire, conception détaillée et constitution du dossier d'autorisation administrative.

  3. 03 — Contrat de réalisation

    Prix : Engagement Design + BuildDurée : Toute la durée du chantier

    Contrat travaux qui engage le prix et le délai. Trois variantes adaptées au profil et au régime : un contrat dédié aux professionnels (B2B), un contrat aux particuliers Hors (B2C) et un contrat aux particuliers en CCMI — construction de maison individuelle.
